How does your tenant screening process work?
We conduct a thorough screening on every applicant, including credit checks, background and criminal history, rental history verification, and employment and income verification. Our goal is to place a qualified, reliable tenant in your property.
How long does it typically take to place a tenant?
It depends on the property, price point, and current market conditions, but most of our properties are leased within a few weeks of being listed. We move quickly without cutting corners on screening.
How do I get paid each month?
Once rent is collected from the tenant, your payment is disbursed directly by EFT to you along with a monthly statement so you can see exactly what came in and what was deducted.
What happens if a tenant doesn’t pay rent?
We handle it. We follow a clear process — starting with notices and communication — and escalate as needed in accordance with Florida law. You won’t have to chase anyone down or navigate the process on your own.
Do you handle maintenance and repair calls?
Yes. Tenants contact us directly for any maintenance issues. We coordinate with trusted vendors to get the work done efficiently. You’ll be kept informed, and any repairs are documented on your monthly statement..
What bills are owners typically responsible for?
Owners are generally responsible for property taxes, insurance, HOA fees if applicable, and any repair or maintenance costs that arise. We’ll help you understand what to expect so there are no surprises.
Do I need to do anything once my property is listed?
Very little. Once we’re onboarded and your property is listed, we handle showings, tenant communication, and the leasing process. We’ll keep you updated along the way without requiring your constant involvement.
What type of properties do you manage?
We manage single-family homes, townhomes, commercial properties and condos throughout St. Johns County and the surrounding areas.
What happens when a tenant moves out?
We coordinate the move-out inspection, document the condition of the property, handle the security deposit disposition in accordance with Florida law, and get the property ready to re-list as quickly as possible.
